A Trained Walk Before the Photographer

Most sellers have lived in their homes long enough to stop seeing them. The crowded entry, the sofa blocking the best window, the office that became storage, and the dim fixture that makes evening showings feel heavy all go invisible from the inside. At Riviera Edit we walk every room with you for 90 to 120 minutes, reviewing room function, declutter and storage, a furniture plan using what you already own, paint, lighting, window treatments, and art. We bring nothing but a trained eye, because no furniture, accessories, kits, or catalogs come to the appointment.

A friend's opinion reflects taste, while a structured walk reflects how buyers move through a house and what a camera actually reveals. We apply the merchandising principles taught in Debra Gould's Staging Diva® program, which center on emphasizing architecture, editing personal items, and letting buyers picture their own lives in the space. At Riviera Edit, both Marie Morgenstern and John Morgenstern attend, and each recommendation is weighed against cost as well as impact. The result is a short, ranked list rather than a vague sense that something is off.

The hardest part of this work is knowing what to leave alone. At Riviera Edit we have listing experience on properties up to $22.9 million, which gives us a wide reference point for sizing advice to the house in front of us.
